Update - July was both good and bad. First the bad news - The tenants at Shankman moved out and caused a lot of damage. The total rent ready turn cost roughly $8K. Unfortunately this is a common occurence in lower priced properties. The good news is that I sold 1024 12th (another land contract) and netted almost $28K. The other good news is that I bought a 2-unit property, Galveston, which has a main house as well as a garage apartment. I recently signed a lease for the main apartment for $1425/ month and I'm asking $850 for the garage apt. The total should net cash flow of over $1000/month.
