Update - June was both good and bad. First the bad news - I sold the property of Taft through a land contract deal whereby I act as the bank for the buyers of the property. The buyers put down $45K and will pay the remaining balance at 8% over the next two years. The bad news is that I had to pay off the remaining balance of the loan which was $10K. This took a hit on the cash flow for the month. The good news is that I will cash flow roughly $850 a month for the next two year. The other good news is that I sold Higbee (another land contract) and netted over $45K for the month!
